Flood Restoration Project

 

Below is a Review of the events and communications surrounding this Middle Tennessee Disaster and its impact on our Association area.

Although, as depicted below, there were problems for some of our homeowners, Devon Hills faired much better than some of our fellow Bellevue area residents. River Plantation and Harpeth Bend sustained significant damage that required FEMA and other goverment agency help to recover. Fortunately, our Association acted quickly and aggresively to recover from the damage and took major steps to better protect our homeowners from any future events of this magnitude as demonstrated below.

 

 
A Message From The Board - August 3, 2010   Restoration Results at Properties

Dear Homeowner:


It has been over three months since the flood occurred in early May of this year. As you may be aware, our area of the city was struck hard with water damages as a result of the intense rain and flood. The Devon Valley community was spared the worst but that does not mean that we have not suffered any damages. Many of our home owners have suffered severe water damage and our community property has taken a large hit as well. We now recognize the extent of the community property damage and that most has occurred within our drainage ditches and system of culverts.


Our neighborhood system of retention culverts and drainage ditches (berms) that surround each neighborhood has been damaged by excessive amounts of water from the flood. The homeowner association has the responsibility to keep and maintain this system and if it suffers any damages it is our responsibility to repair and restore them to their normal function.
It is for this reason that we will be having a special homeowners meeting on August 16th, 2010 at the Gordon JCC @ 7pm. It will be in this meeting that we will outline our plans to repair the troubled areas of our community property that affects each of our entire neighborhoods.


Estimated costs have been assessed to do this work. We have applied for an SBA loan from the federal government to finance the work in the amount of $41,900 at 3 % interest with a repayment schedule of 9 years 9 months at $4.00 per month per owner. We may also be able to fund these repairs without a loan. We can do a one time special assessment of $360 per owner. Either way, it is going to require your financial support with a “special assessment” in addition to your vote.
